There are 2 separate systems for recording property transactions: The registration of title system (Land Registry) which provides a State-guaranteed title to property. The registration of deeds system (Registry of Deeds) which records the existence of deeds and conveyances affecting property. Aserve office researchers use their skills and knowledge to research these records.

It is important to note that in some cases land registry details may not be up to date. In such cases a field agent inquiry can be of assistance and when preparing a status report or an asset trace Aserve may use the services of a field agent to verify information.
Our researchers and trace staff are very experienced and adept at searching those records and well aware that it is of the upmost importance to ensure the information being collated is correct and that subjects (persons) are the correct individuals. Our field agents know their areas and its inhabitants and this information can be crucial to verifying who owns or has an interest in a particular property, site or piece of land.
The report in such cases may include, Land registry map, Eircode where appropriate, Photograph of the property, Google Map of the area, Report from the Field agent and a covering report by an Aserve Manager.
